HELP! Problem handling screen refresh. HELP!

I'm using Informix 4GL 4.10 on SCO ODT 1.1 and when I work in terminal emulation (xterm,vt100,vt220,....) I have a refresh problem. I have the following stack: form 1 (20 rows 80 columns) a window containing form 2 (8 rows 78 columns) smaller then form 1 When I close form 2 and the window that contains it so that only form 1 is visible, the screen doesn't refresh itself and from that point the screen contains some characters of form 2 and the borders of the window. To clean up the garbled screen I must press <Ctrl-R>. Even doing a `clear screen' the unwanted characters remain. If I run my program using an ANSI (SCO console), Sun or Soroc terminal everything works OK; it breaks when using terminal emulators like Kermit, KA9Q, Telix, FTP Telnet or an X11R5 xterm.
