Lock problems

Informix Dynamic Server 7.2 on a Unix platform. We have lock mode set to wait, isolation level set to committed read and row level locking set on several of our main tables being queried for one or two rows of information at a time. We are getting SQL error -243 : Could not position within a table (<table>). has occurred. ISAM error -144: ISAM error key value locked. I don't think that this should be happening considering our configuration. Someboby please help me out with this problem. These error messages are coming up too often. When you read the tables are you using the index key in the where part , and if you are make sure statisitcs are updated , if not index will not be used and much more the the record you want will be locked (attempt) . It also may be the way your programs are written (transactions) , amount of time record is locked etc .. When I wrote "read the tables" I meant access by a update or delete statement ....
